In this vlog we touch on what's been going on in the Comox Valley real estate market for the past month.

In the last 15 days, 70% of single family homes have been selling at list price or overlist price.

Average days on the market is just under 16 so homes are selling fairly quickly still. We've been noticing less offers on homes, which is a good thing for buyers.

There's also some news regarding interest hikes, there's now a slated .5% increase, which can affect the performance of the market, but probably won't impact it too much.

The cooling off period mentioned by the provincial government is set to begin this month, which could change the market a little bit.

Reported Sold 87 (90) -3.33% change

Average Price $968,513 ($769,491) +25.86%change

Days to Sell 18 (20) -10.00% change

Sale Price/List Price 104.57% (104.78%)

Inventory 1.39 months (4-6 months is considered balanced)

MAJOR POINT - 70% of the pending sales (conditions removed, not yet sold) in the last 15 days will sell for listing price or over. The trend seems to be continuing with fewer offers being presented, however, we are still a long way from a balanced market. Remember - A balanced market isn't a market crash!
