In this video I talk about what's been going on lately in the Courtenay Real Estate Market. Record high prices, record low inventory. Don't expect anything different this month. Pending sales last 15 days: 25/29 went for list price or over list price. Overnight lending rate may increase in March by 0.25 or 0.5, which might psychologically make a difference to buyers and sellers in this market. For buyers, it's always a good time to think things through. For sellers, there maybe some things coming down the pipeline so be ready for that. I also talk about the Courtenay Official Community Plan.

January 2022 (Compared to the same month last year)

New Listings 56 (41) 36.59% change

Reported Sold 40 (35) 14.29% change

Average Price $893,423 ($658,815) +35.61%change

Days to Sell 21 (48) -56.25% change

Sale Price/List Price 104.48% (100.71%)

Inventory .68 Months

MAJOR POINT - Don't expect anything different in February... I just calculated the last 15 days of single-family homes that are pending in the Comox Valley (not reported sold yet, but conditions removed). 25 of 29 will sell for listing price or more.
